Innovative Land Design Associates has helped landowners become developers since 1986. We are the “dream team” of architecture, design, planning and management professionals who can turn your land use ideas into dreams come true. Our mission is to create innovative solutions that solve your unique land use problems and challenges while staying within your budget.

Equipped with a comprehensive array of land development and design services and expertise, our team can coach everyone in the land development process, from novices to experienced land developers. Our two primary objectives are quality and cost effective solutions. We also strive to be an intermediary between our clients and the end users of a development: we have the ability to see both sides of the end experience without an obvious bias.

Our clients depend on us to be innovative, resourceful, detail oriented, environmentally conscious, and appreciative that you have a budget to keep. In fact, we never offer suggestions that are beyond your current budget.

The ILD team is also dedicated to educating the architects, planners and designers of the future; we enjoy our roles as instructors at the colleges and universities in the communities where we live.  After over 27 years in business, we can honestly say we love all aspects of what we do and thrive on knowing that no two days are the same.

ILD can go wherever your property is. While much of our work is near our offices in Michigan, Minnesota, Iowa and Wisconsin (our company headquarters are in Delta Township, MI) our work is not limited by geography. Regardless of the location of your project, we bring our Upper Midwest sensibilities to projects, always mindful of the people, climate and culture of a development setting.
